No one likes to think about what will happen when disaster strikes. Even though our homes and businesses are insured, often times flood insurance is over looked. A major part of obtaining the proper coverage for flood insurance is providing an elevation certificate. The elevation certificate allows the insurance company to assess the risk and provide coverage accordingly.
Good fences make good neighbors, but before you start putting up a fence or adding an addition or improvement to your home it’s important to make sure you have your property line correctly mapped out. A proper survey can prevent property disputes in the future when it comes time to sell or renovate a property.
Property corners are marked or recovered at the time of the Land Survey. The markers are usually iron or concrete monuments. Pin flags or stakes are placed as a visual aid to help the client locate the monuments at the property corners. They hold no other value. The pin flags or stakes are easily disturbed by any number of things – landscapers, children, neighbors, etc. Therefore, the client should visit the site as soon as possible after the field work has been completed to ascertain the location of their property corners.
There are many factors used to determine the cost of a survey. Real property varies greatly, from that 10,000 square ft. platted lot in Cape Coral with the L shaped home, to the 10 acre metes and bounds (NE ¼ of the SE ¼ of the NW ½ of the SW ¼ of Section 20, Township 44 East, Range 24 South) with the home of 1,000 angles and everything in between. Property size, complexity, accessibility, plat and/or deeds, monumentation that has been lost or altered, are all some of the things that go into determining the fee charged for a survey.
